
Austin is fortunate to have some of the most beautiful homes and natural surroundings in Texas. We have hill country land, we have waterfront properties, and we have homes with views of and proximity to the Texas State Capitol.
Many people moving to Austin from other parts of the nation find our real estate to be relatively affordable, given our ample space for building homes. But, where are these luxury properties located in Austin? On the whole, luxury homes (over $1 million) can be found in all parts of town, but they do tend to be clustered in certain areas:
Central Austin: In central Austin, potential homeowners will find a mix of luxury properties. Downtown, high-rise condos are the newest addition to Austin real estate, as a subset of the luxury homes market, and thousands of condos now fill our skyline. In a striking juxtaposition, central Austin also is filled with many stately character and historic homes in neighborhoods like
Tarrytown, which date to the 1800’s and the early 1900’s.
Eanes ISD: An important factor for many potential homebuyers is school districting, and Eanes Independent School District is one of the best in the state. Homes zoned for Eanes include the central-west Austin suburbs of West Lake Hills (“Westlake”) and Rollingwood, plus a small portion of Austin.
Homes within Eanes ISD are a wide range of ages and styles, but in general, the area offers an abundance of wooded, large yards and well-remodeled, spacious homes.
West Austin: Beyond the Eanes-zoned area are even more Austin luxury homes, in neighborhoods with significant and scenic topography, such as along 2222 near Mount Bonnell, a popular spot for viewing downtown, the lakes, and the hill country. Homes here on the whole are a bit older and upscale, yet sedate. Many offer wooded seclusion or, alternatively, stunning views. West of Capital of Texas Highway (Loop 360,) master-planned neighborhoods such as River Place offer additional elegant, beautiful, and relatively new luxury homes.
Barton Creek:
Barton Creek is a master-planned luxury community near the Barton Creek Resort and Spa. Houses are big, houses are new, and descriptions such as “ostentatious” are fitting in this neighborhood. Potential homeowners will find many homes here over 10,000 square feet with acreage-sized yards.
Austin lakes: Austin has two lakes (technically segments of the Colorado River.)
Lake Austin is in central to west Austin, and homes along this stretch are considered by some to be the most desirable in town, due to their proximity to downtown and because a constant water level is maintained in this section of the lake.
Lake Travis is west of the Lake Austin stretch and also has many stunning homes, some that offer a higher elevation, providing them with stellar views and larger, more topographically varied lots.
