Southwest Austin is a popular segment of Austin, in large part due to its beautiful natural surroundings. Many homes in Southwest Austin range from the $300ks to the $600ks, with luxury homes in higher ranges (up to the millions) available in such neighborhoods as The Estates of Lewis Mountain, Rimrock, and the Golf Club Estates at Circle C Ranch. With its competitive price points, good schools, and safe neighborhoods, homes here often sell immediately after being placed on the market.

Southwest Austin features an impressive amount of greenspace, with thousands of acres of park and recreational land. Lady Bird Johnson Wildflower Center, named after the U.S. First Lady and former Austin resident, offers visitors an opportunity to learn about native Texas plants and flowers. Nearby is the Veloway, a 3.1 mile asphalt track designed for biking and rollerblading. The Karst Preserve also makes its home in Southwest Austin. The Preserve is an eight-acre area west of the MoPac and Davis Lane intersection that has five caves, a sinkhole, and a walking trail. Just east on Davis is the Goat Cave Preserve, which has additional caves and sinkholes.

Southwest Austin Amenities

Circle C Ranch Metropolitan Park on Slaughter Creek is perhaps the most trafficked park in Southwest Austin, with dozens of sports games on any given Saturday morning. With almost 550 acres, this park off of Slaughter Lane offers seven soccer fields, a disc golf course, basketball courts, a multipurpose field, two volleyball courts, a playground, picnic tables, and almost six miles of trails. Also near Circle C is the Grey Rock Golf Club. This 18-hole championship golf course sits on 160 acres of majestic oak trees. Memberships and a Golf Academy are among its benefits.

One of the busiest branches in the Austin Public Library system, the Hampton Branch at Oak Hill on Convict Hill Road stands at 8,400 square feet and offers a walking trail, a reading gazebo, story times, and other events.

The area has blossomed in recent years, with retail and conveniences catching up to the growing population. One of the most frequented centers is the Shops at Arbor Trails center at William Cannon and MoPac. Anchored by a Whole Foods Market and a Costco, the center also offers a Staples and restaurants such as Chuy’s, Kerbey Lane Café, Torchy’s Tacos, and Tiff’s Treats. Parkside Village, along Slaughter Lane near MoPac, offers a five-screen Alamo Drafthouse Theater, a cocktail lounge, and numerous restaurants and retail establishments. Green retail center Escarpment Village is another of the most visited centers in the area, with an HEB grocery and many restaurants and stores. Lifetime Fitness, 24 Hour Fitness, Planet Fitness, and Gold’s Gym all make their home in Southwest Austin, in keeping with its active population.

Southwest Austin Schools

Southwest Austin generally is zoned for the Austin Independent School District and includes some of the best schools within the district, eventually feeding into either Bowie High School or Austin High School. Numerous private schools are in the region, including Regents School of Austin and Austin Waldorf School. The Austin Community College Pinnacle Campus is off Highway 290 in Southwest Austin and is frequented by high school students earning college credits, new college attendees, and returning students learning new skills.
